Social media allows real estate agents the ability to further connect with their local clients, prospective clients, and the local community. The best agents are using their various social media channels, Facebook, Instagram, Twitter, etc.,  as an extension of themselves to capitalize on the competitive markets. 

The following tips will help grow your social media presence and help forge an ongoing relationship with current buyers, renters, and sellers as well as help market your services to prospective clients.

Be Yourself

While this is easier said than done, let your clients know who you are! Studies show that a consumer wants to make a personal connection with anyone they are doing business with regardless of the industry the service is in. One way agents can do this and seem authentic is to write their marketing copy. This means writing social media posts on Facebook, Instagram, and Twitter. Let your personality shine on each platform you are on. This is the easiest way to start a dialogue with your current and potential clients before meeting them in person or getting on the phone to schedule a showing.

Educate Buyers

As an agent, it’s crucial to equip your customer base with lessons about the industry. Talking about common real estate topics can help make buyers smarter and give them a better browning experience when it comes to choosing an agent. Publishing original content links to articles and other home-buying tips is a great way to use your various social media channels. Tweeting things as simple as “facts of the day” or using #realestate helps get your tips out for the general public. 

Respond to the Good and Bad Comments

Prompt and courteous response to questions and comments on your social media sites can help readers feel more compelled to respond to you the more you post things. You should not feel obligated to respond to questions or responses from people who post abusive comments. Social media is a hotbed for online bullying, and a single reply can cause a lot of unnecessary online hate from them. 

People will often reach out looking for more information on a listing, and the more knowledge you can give them, the better! They might also reach out about a property that was recently sold or rented. It’s okay to be a sounding board for them and absorb their frustrations. You can use these as an opportunity to change their perspectives and point them towards other properties. 

Overpublishing Home Listings

It’s fine to let people know that you’ve got a new listing, but reposting, retweeting, or resharing that listing every couple of hours will fill your feed with things that might not interest your followers. You also do not want to make the house the primary topic of conversation. It’s better to think about the common questions homeowners might have or questions that buyers and sellers are asking. You want to provide your followers with valuable content that they’ll want to keep coming back for.
